Building Regulations Technical Drawings & Notes

I require a complete set of Building Regulations drawings and technical specifications for a single-storey rear extension and ground-floor reconfiguration to a semi-detached residential property.

Existing and proposed planning drawings (plans, elevations, and roof layouts) are already fully drafted and will be provided in PDF / DWG format.

Scope of Work:
Building Regulations Ground Floor Plan (1:50):

Clear dimensioning, structural openings, door/window schedules.

Thermal performance, internal layout alterations, fire safety, escape routes, and ventilation provisions (Part B, Part F).

Drainage layout and connection points to existing mains/manholes (Part H).

Full Construction Sections & Typical Details (1:20 / 1:10):

Detailed section through the flat/monopitch roof, parapet/eaves, wall construction, and foundation/floor buildup.

Rooflight detailing and interface with existing external cavity walls.

Foundation details (strip footings/trench fill subject to engineer sizing).

Cavity closer, DPC/DPM, insulation continuity, and cold bridging details (Part L).

Building Regulations Specification Notes:

Comprehensive standard specification notes covering Approved Documents A, B, C, E, F, H, J, K, L, and P.

U-value requirements for walls, flat roof, floor, and glazing elements to satisfy current Part L standards.

Coordination:

Coordination with third-party Structural Engineer calculations and steel beam designs (to be incorporated into the final package).

Deliverables:
Full Building Regulations drawing set in PDF and CAD (.dwg) formats.

Ready for Building Control submission (Local Authority or Approved Inspector).

Revisions to address standard Building Control plan-check queries/clarifications until full approval.

Requirements:
Proven experience producing UK Building Regulations packages for domestic residential extensions.

Strong familiarity with current UK Approved Documents (particularly Part L and Part F).
