Hello,
Background: The site comprises of a Grade II listed building, currently disused offices located near Lancaster Castle , a Grade I Listed ancient monument. The previous owners secured planning approval for a change of use to Student Accommodation approximately 2 years ago. The new owners wish to convert the existing building to Serviced Hotel Apartments, subdivision will generally remain as per the current Student Accommodation. In addition, client also wishes to build a new extension at the rear of the site for additional rooms. Client has had the rear of the site surveyed and also had some feasibility floor plans drawn up to get an idea of what maybe achieved in terms of accommodation.
It is likely the use will be supported and client does not envisage any planning issues with the main building, however close attention will be paid to the architectural design of the new build, especially its relationship with the existing building.
The project:
1. Review existing feasibility floor plans make suggestions to design approach.
2. Design full scheme including elevations
3. Submit for a pre-application advice.
4. If design is supported, prepare full planning and listed building applications
5. On approval prepare building regulation drawings.
