I need a nicely formatted one page document for directions to my new office

Design details: I have the logo, corporate brand colors, text and photos (need to cut and paste map from online) to add to a one page document which I can use to send out to people who are coming to our office.
Number of pages needed: 1
Content on the front/back side and body: Front only
Ideas for the visual style: Easy to read and print out
Things to avoid: Fussy
Preferred colors: Our corporate colors which will be provided
Extra notes: Have been advised it should not take any longer than 1 hour if I am able to provide everything we need on the page.

Equally I would encourage the PPH'er to look at our website to check out what our brand looks like so this one page document matches and fits well within our company.
