Editable PDF or Word flyer required

I require an editable PDF, or Word document / flyer

I am a real estate agent and I need a PDF designed for me. I need to be able to add photos and text to it.... easily. With the ability to save individual flyers showing different images and text.

Please see example attached, although this is not necessarily the final design I require, but it gives you an idea of what I am thinking of. Ideally, I'd like a drag & drop ability, allowing me to drop photos in easily. I need you to design it so that it is a beautiful layout, with beautiful tile and text sections etc.

Attached is my mock-up of the A4 flyer design, it is two pages. I found this design in an online template, of which I liked two templates, and combined them both together. My attached mockup shows them both combined, and with some extra things either removed or added. If you like, I can purchase the two designs, if it will be of any help to you because I want this to look as close to the originals as possible.
