Design sales flyer for small building contractor

I need an A5 flyer for a local builder.

Something simple and friendly but professional - and to include some prominent terms 'quality/competitive/professional' etc.

This will be aimed at residential clients, not trade (architects etc).

Not looking to reinvent the wheel but hopefully will find someone who can but a bit a of thought into it, not just a copy paste/template job.
