Below is some background but we are potentially looking for an architect who may be able to assist. The drawings we have are pdf and understand they maybe on some kind of bespoke software with current architects. We are effectively looking for someone to incorporate the change from removing a floating corner and going to a rear extension with floating corner, along with some different perspective on the overall design. We can send full drawings to those who may be able to help.
We live in a bed bungalow within the Essex area. We have had full plans drawn up and structural engineer works all agreed and approved by buildings regulations. The work is broadly; full refurbishment including reconfiguration of current rooms, small extension to rear of house, small extension to front of house. All single storey. The rear extension includes a floating corner.
We have had some thoughts about the floating corner and are concerned that over time, with the natural movement of the ground, the corner may cause issues with bifolding/sliding doors. Therefore, we would like to seriously consider now not having the floating corner.
We would like to consider having a large sliding door set with a fixed large window which can have seating in it.
Currently we have the kitchen area which has a kitchen window, this wall also has a picture frame window and after which the doors begin. We would like to incorporate this picture frame window into a sliding door set, therefore achieving a large set of sliding doors. On the right of these door when looking from the inside we would like a fixed window which would have a seating area, so from the inside the rest of the garden can be seen. Please again she the attached images.
From a structural engineering point of view, I am gauging this may remove the need for many of the beams/steel.
We understand options are to introduce a masonry column at the corner which will need to be 650mm wide each way (minimum) as we need to also consider fixing the hip beam above so may need to be bigger depending on final detail or we can introduce a steel column which will use up less space.
Speaking to our builder he thinks there won’t be much cost difference but there may be some saving. We need to weigh this up against the cost of having revised drawings.
