Feasibility report/appraisal for Farmhouse to be built on smallholding in Hampshire.
The client bought the 25 acres of land near his house 2 years ago. He currently has 10 pedigree Sussex red cattle which he breeds for meat (they are sold at 2 years old), 35 Hampshire down sheep and 5 Alpacas for wool which he is currently selling. The sheep are really only to maintain the pasture and to sell their wool. The lambs are to sell for meat whilst they are under a year old.
The land is in a Conservation Area which contains a protected stream which is unique to Southern England as it is home to water voles, kingfishers, snipe and woodcock. Some of the plants aren’t found anywhere else in the UK.
The owners wants to explore the possibilities for obtaining a planning consent for a 3 bed timber clad, chalet style (rooms in the roof with small dormers possibly) eco house that is very much in-keeping and would disappear into the landscape. There would be a separate office attached to the house where the farm will be run from. The property could be on stilts to ensure that it is higher than the maximum height of the stream.
It has been assumed that this would fall under the Agri dwellings banner giben the nature of his farming activity - and need to be to the farm to give 24hr care.
The client also has an idea of starting a fish farm in the wetlands area of the farm (which he has experience of doing previously)
Bidders must have UK planning experience (i.e experience/qualifications in Town and Country Planning - preferably a chartered or even licentiate member if the RTPI).

investigate local planning policies including conservation area constraints that will influence the potential for the dwelling. It will need to be a report to take to a pre-application discussion with planning etc.
