We need some retrospective plans designed up in the next couple of weeks and wondered if you could help and provide a quote for us? Here's a bit more detail...
We recently erroneously had a wooden decked roof terrace built in our 2-bed Victorian terraced house. This was over our Ground Floor Kitchen/Bathroom, with access from a pre-existing French Door out of the rear back bedroom.
Bromley Council got in contact to say that the work was unauthorised and requested we provide retrospective planning permission. However, with lockdown and the issues that arose, we ended up creating the plans from scratch ourselves. We were able to use photoshop to create plans that had the right look, find OS maps that came with our house survey etc. However, without that understanding of scaling we weren't able to provide plans that met with the formatting the Planning Team required and got back with the following requests :
1 The submitted plans are helpful as part of the planning statement but we do require scaled plans to be submitted. Please therefore submit the following:
An up to date Ordnance Survey map with the site outlined in RED drawn to a scale of 1:1250 or 1:2500, showing road names, some house numbers and the direction of North. Any adjoining land in the same ownership must be outlined in Blue.
Block Plan at a scale of 1:100, 1:200 or 1:500 with a scale bar, direction of north and where possible proposed works hatched or outlined.
Existing and proposed floor plans (or in this case pre-existing and existing) to scale at 1:50 or 1:100 with a scale bar.
Existing and proposed elevations (or in this case pre-existing and existing) to scale at 1:50 or 1:100 with a scale bar. Please ensure to provide both flank elevations as well as the rear.
It would be great if you could advise as to whether or not this is something you could help us with, and if so advise on a rough estimate of the costs. We are able to provide you with photographs of the roof terrace, along with the plans we created and any measurements you may need. Bromley council have requested that we provide the amended plans in the next 21 days.
