Licensed Architect needed to draw house plans

PLEASE only submit a proposal if you have experience related to my project.

I would like to convert the middle and lower floors into apartments. Preferably two 1 bedroom units on the middle floor (or one 1 bedroom and one 2 bedroom) with some office space and one 1 bedroom on the lower level. Each unit should have two entrances due to fire regulations.

Additionally, one floor to be added above the main floor for bedrooms which will be used together with the main entry floor as one living unit. The entire property is 3000 sqft however it is not evenly distributed by level due to the stairs and benched design. I would like a modern conversion but optimized to reduce major construction.

I am looking for full floor plans with electrical, plumbing etc and also a redesign of the existing main floor kitchen which will include removal of the internal wall for a more open concept.

For approval I need both site and floor plans with the following details:
External view
Drawn to scale
Functional - kitchen triangle
Options for conversion to apartments each with 2 entry/exit points
Upper floor with 3 en-suite bedrooms (this is a full floor addition)
Electrical and plumbing
Elevations of each side of the building excluding party walls and must show the color and texture of all facing materials
Section though the building in relation to the levels of the site and road
Layout, size and use of each room
Height and size of each floor to be shown
Position of water tank on site and distance of from neighboring properties and road
Alterations and additions to be colored red
Site plan
Details of the siting of the proposed building (and addition or alteration, if proposed) by
the submission of a site or block plan showing the position of such building on the land, and
the distances from the face of the external walls of the building or other means of structural
support at ground and upper floor levels, to all site boundaries
Landscaping
Details of existing drainage
Car park space
