Fitness Studio Floor Plan – Technical Drawing and CAD Required

I am fitting out a small commercial unit to be used as a small group personal training gym.

I already have a hand-drawn layout (attached) showing the proposed zoning of the space, including:
* Gym floor area
* Reception desk
* Kitchen
* Toilets / showers
* Small rooms (consultation room / office)

I now need this translated into a professional, scaled 2D floor plan that can be used to brief a builder.

SCOPE OF WORK
Convert my sketch into a scaled 2D CAD floor plan
Include:
* Internal walls and room layouts
* Door positions and swings
* Approximate room dimensions
* Take into account existing building services, including: Incoming water supply, Waste / drainage locations

I will provide technical drawings showing drainage and services locations.
The layout should be reviewed against these to ensure that:
* Toilets
* Showers
* Kitchen
... are positioned in a way that is practical and buildable in relation to existing services.

Light-touch input on layout if anything is clearly impractical.

OPTIONAL ADD-ON (Nice to have)
I would also be interested in a simple 3D visual or walkthrough of the space to help bring the layout to life.
This is not essential.
Please provide this as a separate, itemised cost.

A basic model is sufficient. I am not looking for high-end visualisation or marketing renders.

This is primarily a practical, buildable layout drawing.

IDEAL EXPERIENCE
* Architectural technician, CAD designer, or similar
* Ideally with experience of commercial fit-outs
* Good understanding of drainage, water supply and practical service constraints

DELIVERABLES
* Scaled 2D floor plan (PDF + editable file if possible)
* Layout that reflects practical positioning of wet areas in relation to services
* Clear enough for a builder to price and plan works

ADDITIONAL INFO
The unit is approx. 203 sq m / 2,185 sq ft

I will provide:
* Existing layout sketch
* Drainage / services drawings
* I CAN ALSO PROVIDE AN INTERACTIVE 3D MATTERPORT VIEW, ON REQUEST
