Project Overview:
I am a commercial landlord requiring a skilled CAD drafter to convert my sketches and dimensions into clean 2D floor plans. No architectural/compliance consultancy is required. I have already determined the fire strategy. Your job is strictly to draw the plans to scale and apply my exact text annotations so I can submit the PDF to Building Control.
General Note to Apply to All Plans:
• "Unit separation walls to achieve 60-minute fire resistance via EITHER minimum 100mm solid dense blockwork OR upgraded timber stud partition (clad both sides with 2x 12.5mm fire-rated plasterboard, joints staggered and taped). Final construction method to be determined on site."
Scope 1: First Floor Shell (~2,500 sq ft)
• Dimensions: 94.7ft x 92.3ft. Pinch point width: 21.5ft. Built-in toilet block (13ft x 11ft) on right side against the 94.7ft wall, ending 70ft from the far partition.
• Annotations to add:
o Lift Staircase (Main Entrance): "Staircase open to first-floor compartment (health & safety barrier only). Full 60-minute fire separation and FD60S door provided at ground-floor level."
o Cornfield St Staircase (Secondary Exit): "Active secondary escape route. Certified FD60S door set, min 850mm clear width, fitted with panic push-bar hardware. Existing plasterboard ceiling over stairwell retained."
o Travel Distance (draw dotted line to both exits): "Maximum Travel Distance to Final Exits: < 45 meters (two independent directions of escape)."
o Ceilings/Voids: "Internal space leased as a shell. All high-level ceilings and tenant enclosures subject to future tenant Building Control application."
Scope 2: Basement Warehouse (~9,000 sq ft)
• Layout: Refer to attached "Basement_Layout.jpg" for the 4 units (1200, 2000, 2200, 4000 sq ft) and central corridor.
• Annotations to add:
o Unit Boundaries & New Fire Corridor: "Existing non-compliant timber demolished. Replaced with full-height 60-minute fire-resisting partitions."
o Toilet Walls: "Existing timber stud upgraded to 60-minute fire resistance via overlaid 12.5mm fire-rated plasterboard."
o Unit Entrances (2.5m wide): "Industrial FD60S double steel doors held open by electromagnetic catches linked to smoke detectors."
o Fire Corridor Exits (2000 & 2200 sq ft units): "Emergency pedestrian exits. Certified FD60S single doors, outward opening, panic hardware."
