We have submitted a planning application some time ago to Bolton Council. The Council have come back with some queries. We are looking for someone to deal with these matters for us. Application Number: 05968/19 / 40 Market Street Farnworth
The application was submitted my a draft architect whom no longer is available, no cad drawings.
The information the planning officer as requested
Having looked at the correspondence on the file and assessed the submitted information, the issues are:
Lack of amenity space – none is proposed.
The application form states 6 parking spaces on site and to be retained. This is incorrect, the site is currently used for car parking and these spaces will be lost with the construction of the building. There are 6 parking spaces to the rear of 40/42 Market St, however these are outside of the red edge and cannot therefore be considered part of the application proposal.
The interface distance between the side of the proposed building (which would contain a main room window) and the side of 36 Market St is 11.6m, this is well below the required interface distance guidance and is contrary to policy.
I believe there was also a request for further details of the shop front and whether this would include a roller shutter.
No Phase 1 report has been submitted.
We would also usually request a noise report for applications for residential schemes so close to main roads.
