Design Advert for Local Programme (Office Move & Services)

I'm looking for a designer to create a visually appealing half-page advert for a printed programme in a booklet, following our branding guidelines (I have the graphics etc). The goal is to showcase that my financial advice business has just moved into the area and is open for business, proud to be part of the area etc. It should include my logo, brief service list, contact details, and a friendly, welcoming message. It must be print-ready or ready for exported to PDF/JPG for print).
Because of we do not have the content, we will need a copywriter for this too.
