Please read the instructions below before responding. The bid amount reflects a total price for the full project, not a price per image. If you don't include language stating what the full price for your bid is, and do not include images of larger developments you've done in the past, your proposal will be rejected. Also, do not send links to portfolios that have to be sifted through. Please just include the pertinent image samples requested as part of your proposal. Portfolio links will not be viewed.
We are seeking a skilled 3D rendering artist or architectural visualizer to create marketing-quality concept images of a real estate development. The development is a 20-lot subdivision. The goal is to produce polished, photorealistic images that depict how the completed development might look, using our provided materials. You will work from the recorded plat map or site plan showing lot layout and roads, raw aerial and ground-level images of the undeveloped land, and the chosen home design renderings. Using these inputs, you will produce a realistic, cohesive 3D concept visualization of the full development as it will appear when complete, with at least three to four high-resolution images from multiple angles, such as street-level, aerial, riverbank, and entrance views. The images should be marketing-ready, professional, and visually engaging, incorporating natural lighting, landscaping, and appropriate context such as vehicles and people. It's a riverfront overlook community, so the design should reflect that aesthetic.
Candidates who can produce this content in 3-4 days or less will be given highest priority.
Deliverables to include:
4 high-resolution (3000px or larger) JPEG or PNG images from the following angles: 1) top view; 2) neighborhood view; 3) subdivision entrance view; 4) view from the river
Marketing-ready, photorealistic concept images
Drafts for feedback and revisions before final delivery
Ideal freelancer qualifications:
Experience in real estate or architectural 3D visualization
Strong portfolio of similar development or concept work
Proficiency with tools like Lumion, Twinmotion, V-Ray, SketchUp, Blender, or 3ds Max
Ability to blend site photography with 3D elements seamlessly
Responsive and able to incorporate feedback quickly

Relevant portfolio samples of subdivision, larger properties. Single home samples are NOT what we are looking for
Proposed timeline and ALL-INCLUSIVE fee if different from the bid amount
