Estimated project duration: 1 - 6 months
This is approx 3-month project involving a broad and in-depth scope of work to support the development of a significant site in Norfolk. The role includes:
• Researching the current market for:
• Residential rentals (AST): 1-bed, 2-bed, 3-bed, and 5-bed properties
• Residential sales (same size ranges)
• Holiday lets and short-term stays (Airbnb, booking platforms)
• Comparable developments and demand levels
• Visiting the area to:
• Meet with local estate and letting agents
• Understand current sales/letting cycles and price movement
• Assess tourism and holiday letting potential
• Exploring strategic options, including:
• Adding a caravan or holiday park
• Re-purposing a large sports hall and pool into a gym or health facility
• Gathering insights from the local planning department about potential use cases and planning constraints
• Reviewing the existing site’s financials, including:
• Running costs provided by the previous owner
• Identifying where efficiencies can be made
• Drafting a 10-year upgrade or reinvestment plan
• Supporting investor readiness, including:
• Preparing a clear, data-driven report and presentation
• Supporting discussions with the bank and a prospective commercial tenant
