Business Plan with financials

I'm looking for assistance in creating a business plan including financial model/predictions for my small new company. A friend & I are Directors with no employees - the purpose is to invest in UK property

We are using funds from other investors (friends/colleagues/relatives) to invest in property deals and we will provide a fixed return to them annually, while making profits and assets for ourselves form those property deals.

The plan will describe the state of property market in terms of opportunities, our profiles and our power team who we will work with to make the business succeed, values, strategies we will use, ways of working with investors, profit projections and whatever else should be in there

We would like an elegant, professional document with charts & graphs too that we can customise. Idea is for us to use our own money as well as invite funding from investors.
