To whom is may concern,
I’m looking for a conveyancer to act on a limited-scope basis in relation to a lease transaction that has already been agreed. I was self- representing myself until TSB advised me I couldn't do this.
Current position:
Lease terms have been agreed informally with the freeholder - Small Lease premium
The freeholder’s solicitor is instructed
My ID checks have already been completed by the freeholder’s solicitor
No negotiation or drafting is required on the lease itself
My lender has confirmed that they require a regulated conveyancer to act in order to satisfy lender requirements, but I am not seeking a full conveyancing service.
Scope required:
Acting for the lender
Reviewing the agreed lease solely for lender acceptability
Dealing with completion
Submission to and registration with HM Land Registry
Reporting to the lender as required
I am not looking for:
Lease negotiation or drafting
Re-investigation of matters already agreed
Work beyond lender requirements
If this is something you can assist with, I would appreciate:
Confirmation that you are on my lender’s panel
An estimate of fees for this limited retainer
Any information you would need from me to proceed
