Landlord Lease Agreement Srutinised + Consultation/Advice

I have recently moved into Business premises and need the Landlords Lease Agreement Documentation scrutinised, and then I am to be advised on whether to sign it, or query certain aspects of it before sign off.

Secondly, I need advice on taking on member(s) of staff on behalf of a Client, (permanent or contractor), the rates of pay for the particular post and how much I am to charge the Cient, taking into consideration my administration costs, the additional cost of benefits to the staff member(s) and the cost of replacing said staff member(s) in the event of holidays, sickness, etc.
