I need legal advice to break a license agreement (housing) in the UK

I booked a place without viewing and it's not as described. There is a break clause that says: "break clause available on 6 month". I phoned the company to ask what this was about and they said that I can give 2 months notice and leave, but before sixth month - hence last chance would be on 4th month in order to leave on the 6th. Now they say that this conversation never happened and I can leave either exactly on 6th month (not earlier or later) or at the end of the agreement.

The room is really small and I want to leave asap as it doesn't help with depression. Also the number of people sharing the kitchen is higher than originally communicated. (8 instead of 6 and in fact there are people from 1st and 2nd floor using it).
