Target Candidate: SRA-regulated Freelance Solicitor, Sole Practitioner, or Experienced Commercial Property Consultant.
About the Opportunity
We manage a small, active commercial property portfolio held within a private SSAS pension scheme. We are looking to establish a direct, long-term relationship with an agile, commercially-minded property lawyer to act as our go-to legal advisor.
We want to bypass the overheads, rigid administrative delays, and junior associate errors typical of traditional high-street law firms. You will deal directly with the primary Trustee decision-maker.
Key Responsibilities & Scope
You will provide practical legal advice and drafting support on an ad-hoc basis across the portfolio, including:
Lease Renewals & Drafting: Reviewing, updating, and drafting modern commercial leases (Landlord side), ensuring robust asset protection (e.g., EPC restrictions, clear cost-recovery models, and repairing covenants).
Landlord & Tenant Act 1954 Matters: Drafting, serving, and strategically advising on statutory notices—specifically Section 25 notices (both opposed and unopposed), tactical interim rent positioning, and managing holdover timelines.
Asset Management Advice: Providing rapid, pragmatic advice on tenant breaches, interim/terminal schedules of dilapidations, and statutory compliance.
Candidate Requirements
Qualifications: Qualified Solicitor in England & Wales with a current practicing certificate (or an experienced legal consultant with equivalent commercial tenure).
Expertise: Deep, demonstrable experience in UK commercial landlord and tenant law.
Approach: Sharp, commercial instinct. We need someone who focuses on protecting yield and managing risk, rather than over-complicating standard transactions.
Pricing: Transparent, competitive fee structures (e.g., sensible fixed fees for standard notices/lease drafts, or a clear hourly rate for bespoke advice).
