English legal agreement for a firm to use a logo or web domain on an annual license

Description of legal work: I create intellectual property in the cafe industry, such as brand names and identities on spec. and if my clients want such an identity 'off the peg' I need an agreement which will entitle them to use the 'brand collateral' (name, logo, domain name, etc) in return for a modest annual payment.
