Hi,
I'm a property developer with a decade of experience in real estate in the UK, North West Region. I am launching a new business in property development (finding deals, appraising deals, funding deals and exiting deals). I will be pitching the deal to Investors to raise money for:
- Operational costs
- Funding costs for deals
I have a framework for the business, I know how much I'll need, and I know the metrics I need to hit from each deal to make it successful. I know the operational costs and budget for the initial set up ( small office 1 or 2 staff) and the money I'll need to pay consultants (architects/planners/surveyors).
I need someone to help me model the cashflow so it's clear when and how money will be made over a 5 year period. This person will understand real estate investment, taxes and profit models (profit on GDV, IRR etc etc).
I'll need various sections interlinking. The operations model for staff/office, the deal based model for deals them selves, and the structural model (each deal usually has its own SPV.
I'll need someone who can provide a full initial cashflow model, and then work with me quarterly to update it as per progress.
You will be financially and property savvy, with a deep understanding of the real estate landscape and the risk and opportunities within it.
All work will be produced on excel with easy to update an edit cells , ideally with a power bi or similar dashboard for high level reporting.

The headline Kieran suggests that you need a Business Plan as well as Financial Modelling but the narrative mentioned just Modelling dynamics.
In fairness it would be exceptionally tight to do both for the budget you suggest but I just wanted to check what you are expecting initially?
