I’m building a UK property portfolio, starting with one strong deal under £15K upfront, with the long-term goal of owning multiple HMOs and creating passive income.
I’m not a complete beginner — I’ve attended property education events, done my research, and I’m serious about becoming a landlord this year.
I’m looking for an experienced deal sourcer / strategist to help me:
Find cash-flowing UK rental properties with £10–15K upfront
Spot creative deal structures (e.g., Lease Options, BMV, delayed completions)
Source HMO-ready or HMO-convertible properties
Guide me on financing options (BTL mortgage, JV, or creative)
Assist with due diligence, number-crunching, and ROI clarity
Bonus if you:
Have experience working with new but driven investors
Have direct access to agents, off-market stock, or auction pipelines
I’m looking for someone who can:
Source solid deals aligned with my budget
Break down the numbers and next steps clearly
Work with me long-term if the first deal is a success
Own the sourcing — I’ll outsource most legwork

I’m looking for someone who can not only source deals but also guide me through the entire process from negotiation and making offers, to sorting solicitors, understanding payment timelines, securing finance, and helping me rent it out or convert to HMO if relevant.
Ideally you’ve helped other first-time landlords go from zero to ownership and income and you can help me avoid rookie mistakes.
Budget:
Open to flat or success-based — this is early-stage, so I’m aiming to keep the initial spend under £15K total (deposit + sourcing + any fees).
£1,500 budget flat per deal (including sourcing + full guidance from offer to ownership). Open to adjusting for the right person or future deals.
Looking to move quickly — I want my first investment property secured.
