Hi all,
I am looking for someone to carry out the following piece of work for me please, and give me the information in a high level presentation format:
1. High level research on Thamesmead, South East London, UK to obtain the following information:
o Map of the area, split by post code
o Population
o Types of housing in each postcode / sub area
o Demographics for each area of this location (including age range of people, sources of employment, areas of people having financial difficulty, local authority housing areas etc)
o General transport links (train, buses) – not too detailed
o Schools in the area (type of school too - primary, secondary)
o Key shopping streets – mark these on a map
o Supermarkets in the area (Asda, Morrisons, Tesco, etc) – mark these on a map
2. Commentary on each postcode area, particularly categorising areas on the affluence scale (like shown on mouseprice.com)
3. Compile a list of both local estate agents and rental agents in the whole area (split by chain or independents).
4. Call a number (at least 5) of rental agents in the area to find out the best postcodes / streets / areas within Thamesmead for good rental yields, low property voids, long term tenants etc (I can share some questions to ask) – this is the area I want in detail, including locations on maps, potential yields, new regeneration projects, demographic of people in these areas etc. I am specifically looking for areas that are not in the lowest end of the affluence scale (e.g. Bronx!) but close to it.
5. Following (4), call a number of estate agents in the areas identified by the rental agents to understand what properties are on for sale in these areas, availability of properties, how quickly they go etc.
Overall, I would like a high level piece on 1 – 2; more detail on 3 – 5
