Description
Experience Level: Intermediate
General information for the business: I operate Serviced Apartments in London
Industry: Legal
Legal topic: Property
Description of legal work: Hi there, I took on a property deal from an estate agent, renting out a property in a concierge-managed tower block in Canary Wharf. The contract is for three years and was taken on the basis that the agent said that both the building's management and the landlord allowed for short-term lets in the property (to be advertised on Airbnb and Booking.com). After I signed the contract it turns out that the concierge now says that the head lease has a clause that states that rental periods have to be a minimum of 90 days per time. This renders the business model of short term lets unviable. The agent is asking me to continue operating the short term lets until the landlord receives a warning, and then the contract can be folded within two months of that date. The landlord is in agreement to this and I am very uncomfortable to operate in this illegal and conflicting way. I want to know my rights in how I can get out of this contract and have a full refund. It is only day 2 since the contract was signed (Just over 24 hours ago).
