I own 2 flats in a block of 12 that has R.G. Securities/Pier as freeholder and Trust as a Managing Agent I pay approximately £1,000 a year service charges and over £400 buildings insurance on a flat with a max rental of £495 pcm and sale £80,000 (I should no I’ve just tried)
My issue is despite the excessive service charges the block is discusting and getting worse some of the stunts these two have pulled off in the past are to much to go into e.g. removal of 2 conifers at over £2,000 and we are forever billed for work that hasn’t been done. Basic gardening for example which should run from March - October they will do May/June - September but still bill us a full term. We are being billed for major works which need doing by the terms of the lease which if they’d been maintaining the property in the first place wouldn’t be as bad as first appears.
So I need some help tackling these people I know this industry is unregulated and most of what they do is not illegal if grossly immoral they’re must be certain things I can do otherwise where will it end £2,000 per year service charges, £3,000 etc.
