I am just dealing with estate agents to take up a lease on a small office.
I believe this will prove fairly routine: I am familiar from past office rentals to such documentation, but I would like a qualified solicitor to review the lease for me.
The office is a small one within a standard mid-century multi-occupancy office building owned by a local authority, and the local authority's in-house legal department has drafted a new lease and deposit deed.
This is a very simple situation, I don't anticipate any gremlins, but that's the point of having a professional review the docs.
There is a 35 page lease draft, a 9-page rent deposit deed and a Title plan. I have all of these on hand as of this morning.
It is a new 3 year lease, I've negotiated 3 month breaks after first 6 months, and also a Schedule of Condition basis for any dilapidations.
Please will you let me know if you can *review this lease + deposit deed, and give me a telephone (or written) bulletin of advice on them*, within the indicated budget. Please also confirm your authorisation to practice as a solicitor, trading entity and insured status.
Note that I have been in business for many years, am expanding two young businesses currently, one of which has external investors, and I may well be in the market for other legal advice in the near future.
If you can respond in the affirmative I can send you the documents - I appreciate you will want to see them, before confirming price/rate.
