I am currently looking for a legal professional to draw up a lease agreement between ourselves as tenants and our landlord.
We've been renting at our current property for almost 8 years, and we've agreed some changes to our tenancy with our landlord that will make it easier (and cheaper) to keep renting here in the longer term.
We've discussed a number of aspects, which in summary are:
- 7-years lease, renewable at the same terms for a further 7 years if both parties agree
- Rent will be fixed at the beginning and will be discounted by 12% of any rent payable from a second flat in the building (as we'll be acting as building managers while here)
- 6-months break clause from the landlord's side in case of building renovation, sale or need of the flat as main residence by a 1st degree relative only
- 1 month notice from our side
- Rent to increase at CPI yearly with a 5% cap
These are the main points, but will be able to provide a definitive list once we discuss the job. Our current contract expires at the end of September, and that's when we'd like the new agreement to take effect.
