Experience Level: Expert
The goal of the spreadsheet is to give me all the details required to make an intelligent and data backed decision on which properties are ideal to invest in based on the outcome of the data analysed. First remove the protection on the main sheet (ANALYSIS) and then work on that sheet as the main master sheet.
There is various input to add/change. They are as follows:
Requirements:
1. Using the existing sheets, design one master sheet where I can get a complete picture of the investment property details.
2. Below are the missing features in the main sheet:
a. Ability to have a drop down about the type of property (Apartment, Condo, Townhome, Single Family, Duplex, Triplex, Multi-Family)
b. Address (property Name, City, State, Zip Code)
c. Select Single Unit of Multi-Unit
d. Once type of home selected, pick the number of bedrooms and bathrooms
e. Enter Square footage
f. (have to think about how we get the land value and the building value for that particular property) so we know if the asking price is reasonable
(sample below)
3 – On the mortgage calculation area:
- Have the option to select multiple financing option
o 5 year ARM, 10 year AMR, 15 year ARM, Conventional 30 years, Balloon Mortgage
o Need to have a drop down to select if this is a 70%, 80% or 85% LTV (Loan to Value) loan
o Lender points amount (either in amount of percentage) taking from the loan amount
o PMI Percentage (in case the financing has below 20% down payment)
o Depending the financing option selected, the calculation will automatically be done (once the down payment percentage is entered)
4 – On the Income side of things:
- Add other type of potential revenue outside the Monthly rent (like Billboard, Storage, Garage Space..other)
- Add a Proceed section (see proceed tab on the spreadsheet to get a idea on what data should be included on that section). Ideally, we want to have a general overview of all the proceeds made at a point and time (1 year, 5 years, 10 years…) which should account for the profit made on the selling price (minus selling expenses and mortgage balance at that time), plus the equity accrued on the property since inception, and the cashflow proceeds made from the rentals.
- If Multi-Unit is selected in the type of property (allow to enter multiple rent prices – each price per unit). (There are 3 monthly rent entries available today on the sheet already).
5 – On the expenses side of things:
There are various expenses type entered, but we need to make sure that we have the following option available for selection:

♣ Personal Property Taxes
♣ Property Insurance
♣ Property Management Fee (%)
♣ Repairs and Maintenance
♣ Utilities
♣ Accounting and Legal
♣ Licenses/Permits
♣ Advertising
♣ Supplies
♣ Lawn and Grounds Keeping
♣ Sewer
♣ Lease Renewal Fees
♣ Tenant Placement Fees
♣ Garbage Collection
♣ Misc.
6 – Ratios: I would like to have a top section of the sheet with recap sections (similar to the sheet called Entry – where you see the most important figures (Monthly Income, Cash Flow, 2% Rule, 50% rule, Cap Rate…)…basically a quick summary from the data below (with colors and a different font).
In terms of the input, I will enter multiple properties and would love the ability to compare them in a different by listing the major indicators by property (Purchase Price, Down Payment, Monthly Rent, Cash Flow, Cap Rate, Cash on Cash Return, NOI, Total Proceed after 5 years/10years…) so I can extract the ideal property by city of interest.
Lastly, if can think about a nice visual way (graphs) to potential visualize just the important data points by property.
