A qualified professional to project manage the last 10% of an 8 flat, conversion with new build mansard roof of a recently stalled D & B project.
Ideally you would be a property surveyor or quantity surveyor or architect with practical experience on site. Please note it is to manage the project as detailed below, there will be a main contractor therefore this is not about project managing the day to day works on site which would be the contractors responsibility!
To review what works have already been completed on site, together with the professional team reports and all the documentation/plans/specification, what is required for completion to ensure accurate tender documentation, bearing in mind defects, omissions and outstanding works. Manage existing professional team including QS-EA, architects and structural engineer. To also deal with technical issues that arise.
Must have practical and commercial experience to ensure correct balance from overcooking the requirements and omitting important details. To ensure tenders required are priced reasonably and accurately I do have a realistic commercial understanding that not all warranties and liabilities will be carried forward.
A M&E consultant will be required to be appointed to assess/test and provide quality control.
We will also require you to manage:
1. Manage tender process including documentation and obtaining tenders
2. Required warranties
3. Subcontractor warranties
4. Collateral warranties
5. Building control requirements
6. Requirements to get building control passed, including Gas, Electrics, SAP assessment.
7. Requirements for CRL (Latent defects warranty providers)
8. Fireproofing and fire report
9 Soundproofing and sound reports
We are looking to get the project through to final completion and to ensure the flats are of a fit and legal position for private letting. Please note there is no bank involved.
We need you to manage:
1. Snagging
2. Any defects period.
3. Any issues during the retention period.
4. Other professionals
5. Novation and design warranties
You will need to be ready, as due to the size of the project it may be difficult to find a main contractor, and you may need to provide documentation to various sub-contractors.
The estimated value of outstanding works is £125,000. However, we have already obtained most of the sub-contractor quotes and purchases. We have had the site back for two months and have a good understanding of all of the above and the requirements. We are not going in blind, however, it needs someone to ensure that some of the defects pointed out are not exaggerated.
You have to be willing to attend site to initially assess and also to attend when needed to obtain quotes and to check works.
You will be representing the client and be answering directly to the MD. We were prepared for this eventuality and therefore have a lot of practical detail and paperwork which the main contractor would normally have in a D&B project. Full assistance will be provided.
Our estimated time from beginning to completion is 4 month, one month to obtain quotes and manage contracts and 3 months for the actual works to be completed.
The above details is my assessment of what is needed, however, I might have missed out something. It is for you to assess and project manage does mean you will be project managing any issues that may arise and need your input with all the various other professionals etc.
I do realise that there will be more details needed and I am available to have a detailed conversation and provide anything that may assist. We do have a land bank with other projects. I am looking for a right hand person obviously that would be starting the projects from the beginning!
