I am a property developer dealing in flat conversions and was hoping to set up a separate development company (100% owned by me) so that I can claim the VAT back on developments and then charge myself personally by the company with a 5% conversion rate of VAT on it as I am currently not claiming the VAT back on conversion developments. I was hoping to put an extra 10% on the development costs to act as a project management fee.
I am also hoping to set up a management limited company to charge myself a management charge to reduce the impact of the new mortgage interest restrictions as my portfolio is currently in my own personal name.
If the above is feasible, legal and allowable please give me a quote for this or if there are any other ways around this. There will be no payroll and the property developing turnover will be around £100k, the management charge company will be around £20k.
