I am an estate agency.
I need a reliable 'virtual assistant' to respond within up to 4 hours to respondents. These respondents are either from my facebook ads, leafleting and direct mailing.
My objective is to ensure any leads are not wasted. To prevent this, I would require you to respond to any digital forms submitted or telephone calls I receive. This would entail me forwarding you the contact details of any respondents for you to call them within 4 hours of me sending you their information. We could set it up that I send you their information.
The call would entail you asking a combination of open, closed and probing questions to collect relevant information of the vendors/landlords circumstances (just a brief rapport building conversation). The aim of the call is to set up an appointment with the vendor which I would attend. I then attend and put forward an ethically compliant solution suitable to the situation of the landlord/vendor.
If our combined effort results in a vendor and investor being brought together for a win -win situation or alternatively, if we get a let agreed (either a purchase or a rental agreement) then you will receive a bonus/commission.
For a rental agreement you would receive £75 one off bonus.
On the other hand, for a vendor sale agreement, once the sale completes with the vendor you would receive £150 one off payment split between first half payment at point of initial agreement £75 and the other £75 after the property completes (exchanges contract).
So you would probably be making £72 the per month fixed.
Once the marketing is started, I anticipate to be doing 2 deals a month which would be bringing you between an additional (on top of your hourly rate at 8 hours per month 8 x 9 =72 ) of £155 per month to £380 a month for 8 hours work per month which is £47.50 per hour. Even at £155 per month that's around £19 per hour.
It would be homework based.
I would attend the viewings with the vendor.
There is scope for you to do viewings, this would be dependant on me scaling up and is also dependant on whether you like to do the viewings. For this year though no plans would require you to attend viewings. They are forecast to start jan feb 19.
You would be provided with a template of key questions to ask so that you can gather the necessary information required. Our company is fully compliant with HMRC for anti-money laundering, The Property Redress Scheme, The ICO for data protection & Property Indemnity for Insurance Protection,
What is in for you?
£9 an hour at 2 hours per week, for the first month you probably receive at max five potential leads, which is not going to occupy even an hour a week, so therefore would be very happily grateful for you to help in other areas of your expertise if possible (only for the first month).
I would require you to tweak my facebook business page by giving me some advice for the presentation of the page, such as the cover and profile page.
First month:
2 hours (30 mins per week) searching for relevant property news materials such as recent articles relating to changes of property legislation, that's just an example to give you an idea. I would then physically post this article on my social media. The 30 mins would enable you to identify the relevance of the article to either property vendors or property investors and include briefing me on the details.
2 hours (30 mins per week) of compiling me a video, like a video blog or non video blog, The video blog would be used for my social media and would be varied per week, as I want to post per week 1 video. It's optional if you want to make the video personal by showing your face.
2 hours per month arranging my viewings through estate agencies - I can give you access to my diary or tell you what times are good
The other 2 hours per week I am open to suggestions.
Once the marketing process results in sales and letting agreements the earnings would be as described above
