This service offers an alternative to a full auction pack review or reassurance about a property's title. I will identify whether there are any defects or problems revealed in the title which would adversely affect a buyer's interests and their ability to sell or mortgage the property in the future. This includes checking:
✅ Whether the land description agrees with the plan
✅ Whether the seller is the registered proprietor of the land and therefore legally able to transfer the property to
the buyer.
✅ Whether the property accords with the buyer's understanding of what they are purchasing
✅ Whether the property benefits from rights of way, etc
✅ Any rights to which the property may be subject
✅ Any restrictions that would prevent the transfer of the property to the buyer
✅ Ensuring that any third party interests are drawn to the buyer's attention
✅ Whether the property is subject to any covenants that may affect the buyer's proposed use or enjoyment

✅ Official Copy of the Property Plan (Land Registry)
✅ Special Conditions of Sale (if auction property)
✅ Draft Transfer (TR1, if available)
