Website with CMS & Property Listing Features

I require a website to be created with the following features with 2 options, Option One : A Bespoke custom script AND Option Two : Using Joomla with Zoo for example.

FRONT END - Design Can be Supplied in PSD and CSS & Files

Side Menu, with expanded for sub category pages.

Full CMS frontend where pages are created and edited from backend/admin

Property Listed Section with Rented & For Sale pages where visitor can enter a postcode and distance from postcode OR Location from town from dropdown listing as well as number of bedrooms, minimum price, max price and property type to then display listings and sort via date added, price etc, will also include a simple share to facebook, twitter or friend etc.

Individual Property page will be made up of Main image and other images, description and google maps and tags to link to others, eg Garage, Drive, Conservatory.

Pages need to use Search engine friendly URLs using URL Rewrite

Homepage to have upto 4 featured properties which are selected via the admin.

Newsletter Facility where customers enter name and email and can be sent links to new properties have been added. Email would then link to the website.

BACK END - ADMIN SECTION

The backend admin will need a usual secure login with accounts that be created for admins, forgotten password feature.

Create Categories, sub pages etc

CMS facility with WYSIWYG editor, drop down for root or categories option and the ability to be able to (Not display in menu)

Propery Section Select to Add/Edit or Delete Listing

Creating a New Listing would be done by first selecting a property type then adding the details of the property in a WYSIWYG editor, adding tags and adding photos as well. Listings can be disabled, enabled, SOLD or FEATURED with a corner banner graphic on the front end and NEW which will automaticall work on a basis of if it was added within 2 weeks.

Listings can be enabled as Featured in the admin

**If possible properties to be listed via importing from the Rightmove.co.uk website using API using companies login etc.
