Improve a CMS and an example website which uses the CMS

I am undertaking an IT project where I have to create a CMS which will run estate agency websites, and to create a website as an example, to show the cms working.

I got someone to create the cms on people per hour and a basic website but they are not very good and need improving.
anywhere. Also you can’t use programs like Joomla to create it, it must be original.

Basically I just need you to add a few features. The first is a facility that enables the users to alter the appearance and general look of their sites easily using the CMS.
i.e to be Times Roman and a traditional feel (warm colours/cosy feel) for old established agents or an edgy/sparse feel (Tahoma?) for agents into young people’s apartments etc

This is important because the cms may be used by more than one company and the sites cant look the same, plus if the any company changes their image they need to be able to alter the look of the site easily using the cms.

The other thing I need you to do is to add sample property photos and descriptions to the website. (For ideas you can look at any estate agency site.) I also need an original logo for the example site.
