I am the director of the Management Company at this development and am co-ordinating the acceptance of the landlords offer to purchase the leasehold from them under S5A. I therefore require legal assistance and advice in handling the acquisition of the leasehold from the current landlords under this offer.
There are 56 Units, (2 of which are commercial) and one tenant who owns 3 properties in his own name so I believe the eligible properties are 51, so we would require 26 eligible tenants to agree to accept the offer to proceed. I have included a list of the properties with the ones I believe not to be eligible highlighted. Although I am unclear if another property is also illegible as it is owned by a company. I have all title documentation that is relevant as a pack to assist in the work.
As the sole director of the Management Company and resident here I already have a great deal of background, having already partially progressed a S5A offer a couple of years ago (funding became issue - but not expecting the same this time round as I plan to use the reserves of the management company to re-invest in owning its own "roof" to make the balance) and would expect to handle most of the leaseholder communication and you would be dealing with myself directly.
I would be grateful if you also let me have your terms of service, I’d also be grateful if you could let me have the fee structure for this work as well as an indication as to how experienced your practice is in dealing with these matters.
I had previously engaged a solicitor in London the last time round - and have asked for quotes from another firm in the North West, but I want to ensure that we have a balanced quote, and obviously limit the legal costs in this transaction. PPH was recommended to me, as potentially more dynamic than dealing with a firm of solicitors and at a better rate. S5A notice attached.
