Optimize MS Excel Spreadsheet

I track and report (blog) on the real estate market.

My primary spreadsheet has about 40,000 records (and growing). I've set my workbook up to provide numerous graphs that I need for reporting.

Currently, I am getting resource limitation errors and external link issues (there are/should be no external links and my computer has 64GB RAM on Windows 8/64, so resources should not be a problem).

I need an expert to review my workbook structure and recommend solutions that would make my charts and graphs automatically update whenever new data is added to the database.

Additionally, I will need guidance on continuity so I can add new records and create new pivotables/charts without having to hire another consultant.
