Small, Minimal Website Required to be built in Joomla

I am starting a side project and require a website to be designed for it.
Ideally this would be a CMS site so i could make updates independently.The website design i'm thinking of will ultimately have a very structured look, nothing heavy, finance/business feel. An example of what i have in mind:

I would need about 5 pages max - one contact form and the only other additional feature would be to have a example pdf document open out to view.

This is a side project for me so limited funding - total price should (where possible) include hosting

I'd hope it to be ready within 2-3 weeks.
