Project for an office building 15 floors.

we need to make a project for an 15 floor office building. Our vision you can find in the attachment. The plot as well is in the attachment. It is plot 3 and 4.
At first we need urgently a concept design.
Some specifications :
2 underground parking floors. Each 2000 sqm.
Ground-floor 400 sqm.
2 open parking floors 400 sqm each
1 mechanical floor 400 sqm
5 office floors each 400 sqm
2 open floors. Each 400 sqm. Recreation and mecanical use
5 office floors. Each 600 sqm
1 roof-garden on the top 600 sqm.

At least 16 floors , ground floor included. Office-area total arround 5.000, max. 5.200 sqm.
Each floor need to have a balconi from 25% of the floor-size.

We need two elevators and one staircase. Would be nice outside of the building.

Additional information :
The building will be done on a Mediterranean island near the port. ( distance to the port about 500 m.)

Urgently we need a concept design, after we have to make presentation and promotion folders, as well a web site for this building. Our vision is a concept design and presentation similars as : http://ztowers.lv/en , but with green arround, as there has to be balcony`s...on each floor....
