I am seeking a qualified architectural technician or architectural designer to produce a concise set of planning drawings for a proposed rear dormer extension to a semi-detached residential property. The drawings will be submitted as part of a householder planning application to the local planning authority. Please note that permitted development rights have been removed from this property by condition, and a full householder planning application will therefore be required.
The proposal is to convert an existing pitched roof into a flat-roofed rear dormer extension at first floor level to create one additional bedroom. The dormer will be located entirely to the rear elevation and will not be visible from the principal highway frontage.
The following drawings will be required as a minimum to support a householder planning application:
Existing and proposed floor plans at first floor level, scale 1:50 or 1:100
Existing and proposed elevations of all four elevations, scale 1:50 or 1:100
Existing and proposed roof plan, scale 1:50 or 1:100
A section drawing through the dormer showing the relationship between the new and existing roof structure, scale 1:50
A block plan showing the property in context, scale 1:500
A location plan at scale 1:1250
All drawings must clearly show existing and proposed states, with the proposed works annotated and dimensions indicated where required by the local planning authority.
The property is a semi-detached dwelling. The existing roof is pitched. The proposed dormer is to the rear elevation only and is to be flat-roofed.
Original paper drawings from when the property was first constructed will be provided to the successful applicant. These are hand-drawn documents and will be supplied as scanned copies. The successful applicant will be expected to redraw these accurately in CAD as the basis for the existing drawings, and should be comfortable working from older paper-format source material of variable scan quality. No site visit for measurement purposes should therefore be necessary, though the applicant is welcome to request one if they consider it helpful for the proposed works.
I am looking for someone who can demonstrate the following:
Experience producing drawings for householder planning applications in England
Familiarity with local planning authority drawing requirements and national validation requirements
Ability to work from scanned paper drawings and photographs provided by the client
Comfortable redrawing existing conditions accurately in CAD from historic hand-drawn source material
Clean, professional and clearly annotated CAD drawings in PDF format
