I am a hands on construction manager and am looking at a design build project of approximately 1300 square feet of office space for a client. I am looking for a architectural draft-person and designer to produce a clean simple open office design for a IT owner tenant. The existing space is existing dentist office which will be substantially demolished to and remodeled leaving only a few rooms including a bathroom and kitchenette. New plans required will include an open plan with only a couple of offices and 4-6 work stations and equipment room. Initial concept is for an open ceiling with indirect lighting and exposed ductwork. Data, phone and electrical outlet locations will need to be put on plan. I will provide all accurate field measurements and pictures of existing space. The expectation would be to produce a existing floor plan to indicate demotion requred. A new floor plan showing offices and cubicles with outlets require. Overlay HVAC information from HVAC design build contractor. Overlay lighting layout and switching. I will mark up all information required but need it committed to plans for building permits and project pricing and also for the owner to visualize with plans, elevations and perspectives.
I have worked with designers and detailers around the world and am very comfortable and effective in communicating ideas and requirements electronically and have had great success. This website came new to me and seems to have talented individuals and a fresh resource for this project. I have been in the construction business for 25 over years. An hourly rate and project budget would be what I am looking for to present to the owner. Please offer any samples of your work. I am a visual learner. Attached is probably what was the floor plan when the building was first leased and all I have at this time. Regards Chris
