Design Small Apartment Building

Greetings

The work is to design a small apartment building intended to be rented to upper middle class tenants. The building is on a corner lot (located on two streets) and shall have:

- GROUND FLOOR with 3 apartments:
- Two large apartments, each includes 3 bedrooms (master bedroom with private bathroom - the other two bedrooms share a bathroom) + Living & Dining area + Kitchen + Guests Room with bathroom with separate entrance to building lobby and internal access to the rest of the apartment + Maid Room with private bathroom + Storage Room
- One apartment similar to the above however with NO GUESTS ROOM.

- FIRST FLOOR with 4 apartments:
- Two apartments, each includes 2 bedrooms (master bedroom with private bathroom - the other bedroom uses a common bathroom) + Living & Dining area + Kitchen + Guests Room with bathroom with separate entrance to the building lobby and internal access to the rest of the apartment + Maid Room with private bathroom + Storage Room.
- Two apartments, each same as above HOWEVER NO GUESTS ROOM and NO MAID ROOM

- SECOND FLOOR with 3 apartments, each with one bedroom including private bathroom + Living & Dining Area with open kitchen + common bathroom + its own rooftop terrace.

Each apartment must have one designated car parking space within the lot space.

Required Deliverables & Timeline:

- Three 2D Floor Plans (one for each floor) IN FINAL FORM AFTER INCORPORATING ALL MY COMMENTS ... within 10 calendar days after project award.
- Five 2D Elevation Drawings (one for each of the four building sides without front fence and one including front fence) IN FINAL FORM AFTER INCORPORATING ALL MY COMMENTS ... within 14 calendar days after project award
- Four 3D Renderings covering all sides of the house including front fence IN FINAL FORM AFTER INCORPORATING ALL MY COMMENTS ... within 18 calendar days after project award

All 2D drawings shall include detailed measurements for each angle and spaces.

All final 2D Drawings shall be submitted in both DWG and PDF files.

The land is 655 square meters however has different lengths on each side (see attached screenshot from land deed).

The street on the West side is 18m wide.
The street on the South side is 16m wide.

The required height for stair steps is 13cm or maximum 14cm (not more).

The net height for the Ground Floor from above floor concrete slab to beneath ceiling concrete slab shall be 350cm.

The perimeter fence with the neighbors shall be 20cm thick.
The thickness of the building's exterior walls shall be 35cm (to account for heat insulation).
The thickness of internal walls separating the rooms from each other shall be 15cm.

FURTHER DETAILS REGARDING LOCAL BUILDING CODES SHALL BE PROVIDED TO THE SELECTED FREELANCER
