Description
Experience Level: Entry
I need a skilled architectural draughtsperson or architect to produce a full set of proposed floor plans for the conversion of a three-storey Georgian townhouse into multiple self-contained residential flats. I will provide the existing as-built plans (architect's drawings at 1:100) and a design brief. Your job is to take those existing drawings and produce clean, dimensioned proposed plans showing the optimal flat layout.
The property is a substantial three-storey Georgian townhouse with a rear wing set at an angle to the main block. It has an existing central staircase, a rear wing containing a kitchen and utility space, and a rear arched entrance at ground level in addition to the main front door on the street frontage.
Existing rooms across the three floors include multiple offices, meeting rooms, a conference room, a kitchen, and WC facilities on each level.
Proposed floor plans for each level showing conversion to self-contained flats, working to the following design principles:
Retain as many existing internal walls as possible. The priority is minimal demolition — only stud wall additions or minor non-structural insertions where needed to create self-contained units
New stud partition walls may be introduced to subdivide space or create lobbies, bathrooms and utility areas
Each flat must be genuinely self-contained with its own entrance, kitchen, bathroom, and living/sleeping accommodation
The existing central staircase should be retained as either a common stair serving upper flats, or incorporated into individual flat layouts where this makes sense
The rear arched entrance can be used as a secondary entrance to the building, providing access either directly into a ground floor flat or into the communal staircase — your proposal should consider both options and recommend the best
Existing WC positions should be used as the basis for bathroom locations wherever possible
The existing kitchen in the rear wing should be utilised where practical
No external alterations are proposed
The drawings should show the maximum number of self-contained units achievable within these constraints — likely three or four flats across the three floors.
Deliverables
Proposed floor plans for each level, one drawing per floor (PDF and DWG/DXF)
Each plan to be drawn at 1:50 or 1:100 and properly dimensioned
Room labels and use of each space clearly annotated
Indication of new stud walls (distinguished from existing walls)
Door swings, window positions, and stair layout shown
A brief written schedule or notes page explaining the proposed layout rationale, number of units, and any key design decisions
