I need a designer to design a preliminary layout and provide specifications suitable to obtain accurate quotations from modular construction suppliers for a simple 5 story hotel building. The project involves a basic, modular-designed Bed and Breakfast hotel building structured over five floors:
Ground Floor: Reception/check-in area, breakfast area, lounge, gym, pool, and public restrooms.
Floors 1-4: Guest accommodations, each consisting of 20 identical hotel rooms (10 rooms per side), serviced by elevators and central circulation corridors. Dimentions are as follows : 2. Building Composition and Dimensions
Ground Floor Facilities:
Reception/Check-in Area: ~30 m²
Breakfast/Dining Area: ~100 m² (seating capacity ~40-50 guests)
Lounge Area: ~60 m²
Gym: ~50 m²
Swimming Pool Area: ~120 m² (including pool and surrounding deck)
Public Toilets/WC Facilities: ~20 m² (male, female, accessible)
Corridors and Circulation Areas: Approx. 2.0 m wide
Ceiling Height: Min. 3.0 m recommended
Guest Floors (1-4):
Rooms per Floor: 20 rooms (10 per side of central corridor)
Room Dimensions:
Approximately 6.0 m length × 4.0 m width (24 m² each room)
Each room to include ensuite bathroom of approximately 2.5 m × 2.0 m (5 m²)
Remaining space in rooms: Bedroom/lounge area, including closet and desk facilities.
Corridor Width: 1.8 m minimum
Elevator Core: Centralized; includes two elevators servicing all floors (standard shaft: approximately 2.5 m × 2.5 m per elevator shaft) Each guest room is identical, standardized to facilitate modular construction:
Double bed or two single beds
Built-in closet/storage
Desk and seating area
TV mounting wall
Ensuite bathroom (shower, toilet, washbasin)
4. Occupancy and Capacity
Maximum occupancy per room: 2 guests
Total number of rooms: 80 (20 rooms per floor × 4 floors)
