A Conceptual Building Floor Plan

Information for the business: We are a construction company
Design details: I need a well done conceptual building floor plan of a proposed project. Interior spaces shown, are color-coded by similar use, and called out in a legend. Please see sample provided. I have created a very rough example of the building in Photoshop, and obviously I'd like it to be very detailed and look better than what I've cobbled together.
Any suggestions of how to do this, or even in the building's design, are welcome.
Target audience: The residents of this community
Ideas for the visual style: See example; otherwise I'm open to ideas.
Things to avoid: Looking too cramped; hard to see and read.
Where the design will be used: Website, posters, fliers, etc.
Extra notes: Once we finally get this done, which will take a few minor revisions (I'm sure), be prepared to continue to make some minor changes once we present it to the group that is trying to get this project built.
