Background :

The site is located within the Lancaster city conservation area, adjacent to a number of Grade II listed buildings. An application was submitted back in 2013 for new build student accommodation, and was refused at appeal, client has now in addition to the original proposed site, also acquired the single storey building to the rear of the proposed development and this is to be included in the new application.

The original scheme consisted of en-suite cluster flats, however client will also consider one bedroom studio units as an alternative approach or a mix of both.

The project:

1. Review Appeal Decision
2. Provide architectural designs for pre application advice
3. Subject to 2 above, submit full planning and listed building applications.
4. Subject to 3, prepare building regulation drawings.
