Hi,
I have recently been granted planning permission for a new build house and as a condition of the approval I need to submit a drainage design to be approved by the council. The site is located in Hale close to Manchester Airport.
I am looking for a fee proposal for the works and an estimated time to complete.
Below is the condition that I need help to satisfy:
No development shall take place unless and until a drainage design has been submitted to and approved in writing by the Local Planning Authority. The drainage design shall be accompanied by full details to demonstrate that the discharge runoff rate for the Greenfield site shall not exceed 5l/s/ha. The scheme shall be implemented in accordance with the approved details prior to the first occupation of the development and shall be retained and maintained thereafter, to meet the requirements of the Manchester City, Salford City and Trafford Councils Level 2 Hybrid Strategic Flood Risk Assessment. The development shall not be brought into use until such works, as approved, are implemented in full and they shall be retained and maintained to a standard as set out in the SFRA.
Reason: To secure a satisfactory system of drainage and to prevent pollution of the water environment having regard to Policies L5 and L7 of the Trafford Core Strategy and the National Planning Policy Framework."
