Hi,
I have recently been granted planning permission for a new build house and as a requirement of that consent I have a couple of conditions that need fulfilling in relation to landscaping. My architect has mocked up a site plan with a general plan of where I want everything to be, but the council want a specific plan in addition.
I can send over the CAD drawings of the site with my approved layout and from there I need:
1. Production of a landscape drawing 1:100 scale to show specifications for all surface treatments, driveway, paths and patio areas, edgings, kerbs, and boundary treatments as illustrated on the approved site plan. Drawing to show the type, colour, finish, dimensions and manufacturer of the materials or product.
2. Produce a detailed planting plan 1:100 scale for all the soft landscaped areas to show specifications for the trees, hedges, shrub beds and grassed areas. Drawing to include a plant schedule to show species, sizes, planting densities and quantities and planting specification notes.
Below are the 2 conditions which I need to discharge:
1. a) Notwithstanding the details shown on the approved plans, the development hereby permitted shall not be occupied until full details of both hard and soft landscaping works have been submitted to and approved in writing by the Local Planning Authority. The details shall include the formation of any banks, terraces or other earthworks, hard surfaced areas and materials, planting plans, specifications and schedules (including planting size, species and numbers/densities), existing plants / trees to be retained and a scheme for the timing / phasing of implementation works.
(b) The landscaping works shall be carried out in accordance with the approved scheme for timing / phasing of implementation or within the next planting season following final occupation of the development hereby permitted, whichever is the sooner.
(c) Any trees or shrubs planted or retained in accordance with this condition which are removed, uprooted, destroyed, die or become severely damaged or become seriously diseased within 5 years of planting shall be replaced within the next planting season by trees or shrubs of similar size and species to those originally required to be planted.
2. The development hereby approved shall not be occupied until a schedule of landscape maintenance for a minimum period of 5 years has been submitted to and approved in writing by the Local Planning Authority. The schedule shall include details of the arrangements for its implementation. Development shall be carried out in accordance with the approved schedule.
