Design 2 flyers for property letting business

We are looking to introduce our new(ish) property letting business and need some flyers to do this - probably double sided A5?

Also have about 40 student properties available at the moment - 2 different type - so was thinking about a flyer to advertise these and appeal to students at the same time.

As a new startup we have a very limited budget so if you would like a project to add to your portfolio and for us to promote your services in exchange that would be great for us. Alternatively if you only want to work for cash, please let us know what your best offer is.
