URGENT 5PM TODAY – UK Planning Permission Validation Review

I am looking for an experienced UK architect, architectural technician or planning consultant to carry out an urgent independent review of a householder planning application and its architectural drawings before resubmission to Wigan Council.

This is REVIEW ONLY. I do not require new drawings, CAD work or redesign unless the reviewer identifies a specific error that needs correcting.

The application is for the replacement of an existing front entrance porch with a larger enclosed porch.

The application was previously submitted to Wigan Council but was declared invalid because the Council requested three specific corrections:

1. The location plan needed to show the properties opposite the application site and at least one additional road/road name.
2. The property numbering to the west of the application site was incorrect on the location plan and existing/proposed site plans.
3. A side elevation as seen from No.67 Shevington Moor, drawn to a metric scale and including a scale bar, was required.

These amendments have now been made and I have received the final revised 8-page A3 drawing package.

Wigan Council has advised that the corrected application will only be checked once, so I would like an independent professional to review everything before I resubmit it.

I will provide

* The final 8-page planning drawing package
* The original Wigan Council invalidation letter
* Details of the proposed development if anything requires clarification

I need you to check

Please review the entire drawing package, rather than only checking the three previously identified issues, including:

* Whether all three requirements in Wigan Council’s invalidation letter have been fully and correctly addressed
* Location plan and block/site plans
* Site boundary and surrounding properties
* Property numbering and neighbouring property references
* Existing and proposed floor plans
* Existing and proposed roof plans
* Existing and proposed front/side elevations
* Correct orientation and identification of the elevations, particularly No.67 and No.63A
* Drawing scales and metric scale bars
* Dimensions and consistency between the different drawings
* Proposed porch footprint, projection and height
* Material descriptions/annotations
* Consistency between existing and proposed drawings
* Any missing information, contradictory information, labelling errors or drafting errors
* Compliance of the submitted drawing information with the relevant UK/Wigan Council householder planning validation requirements
* Anything else within the application drawings that could potentially result in the application remaining invalid when resubmitted

Deliverable

I would like a short written report/checklist clearly separating:

A. Anything that MUST be corrected before resubmission
B. Anything you recommend changing, but which is not a validation requirement
C. Confirmation if you consider the package suitable for resubmission without further amendment

Please do not suggest changes simply because you would personally have drawn or designed something differently. I specifically want to identify genuine planning/validation issues, inconsistencies or omissions.
